Ok Milton, Here we go I put an offer in for my clients, everyone keep your fingers cross. We put in a good one! Well it a little cloudy but an all around beautiful day. I showed 2 homes, sat and listened to the other agent laugh and giggle about the market and the way it is right now, Hell that's all we can do. The market is crazy and what some people don't know is that it is going to get worse there are so few houses on the market and people are having to put in offers that are more than the home is worth because there are so many bids on the home, You can't win, UNLESS you are a cash offer, they are the way to go right now they win every time of course. Well its Monday in Milton, I referred one of my clients to a Jasper agent, Today. I love Milton and Woodstock, Alpharetta and the surrounding cities but selling homes in the Mountain is a totally different world. I was not aware of this until I took a class and discovered the difference but selling a home where there are only trees and rocks vs selling a home on lush green grass, totally different worlds.
OK Milton, its been a misty morning but the sun is coming up and would be a great day to show homes. I love it when you are jumping out of your car and the spring sun is shining and the birds are chirping and Pollen is everywhere, you almost want to run into the home with a towel and dust everything off before your clients come in but then again you live in Georgia what are you going to do?
I showed 8 homes to one client yesterday, I am now up to showing her 41 homes, way to many for my taste but the 3 out of 41 that she did like we got out bid on for all cash full price offers. So tomorrow is another day. Lets hope number 42 will be the winner. That's where we are in the housing market right now homes are getting listed and offers are being submitted the same day, sometimes the house is only on the market for 2 hours. I looked up today in Woodstock under $250,000 there are only 53 homes on the market. The inventory is so low and they are building these beautiful homes but no one want to live 2 feet from your neighbor but if you want a brand new home that is what is out there, and they are all above $300,000 so the people that can afford a home has to buy a resale and there are nothing out there/

Hello Milton,
What is going on today? Today has been busy not only has the housing market gone crazy this year but, so has my kids. Wake up go to parent teacher conf. number 1! All good there. Go to parent teacher conf. #2 and all hell breaks loose, not only is he having trouble with distractions, come to find out his main distraction is a GIRL. 14 years old and too busy chatting to actually concentrate on math. SMH. oh well. Left there went to Showing homes all over Milton and Woodstock found nothing, came back and the house my client was in love with 2 weeks ago is BACK ON THE MARKET could not be happier. Put the offer in and cross our fingers, we get it! Let you know tomorrow if we get it. Anyways, beautiful weather here 75 degrees and sunny day. Well that's all form now. First blog over and out!
